There are so many different possible careers for someone who works in the real estate industry. Some people are better suited to working on the financial side of things and helping customers choose between the different residential or commercial property mortgages that are currently available on the market. Others have a gift for reading what a new homebuyer is really looking for and searching through the MLS listings to get them what they need at a reasonable price. If you've decided that you want to be a real estate agent than you will need to choose if you want to go into residential or commercial sales. A Vancouver or Leaside real estate agent will tell you that there are pros and cons to both choices.

The first thing that you should think about when choosing between these different sectors is why you are becoming a real estate agent. Whether you're adding your name to the list of residential or commercial Toronto real estate agents or a brokerage in Chicago you are likely going to make a decent living. But, with commercial sales you are likely to be working with more "professionals" who know exactly what sort of property they're interested and will be expecting you to find it quickly. This is entirely a business transaction. For residential sales there is certainly more emotion involved and you might have to work a little harder to find your client their perfect home.

If you want to work 9-5 Monday to Friday as an agent than you should definitely opt to work on commercial deals. This is because most of your clients will want to see properties during their own regular working hours. A residential real estate agent is going to be doing a lot more work on evenings and weekends after their clients are done their workday. As a residential Mississauga real estate agent you will have a bit more flexibility in your hours but could become a slave to the schedules of those needing to look at your homes.

There is more open communication between the people working on residential sales than the people trying to market an office space for lease Toronto or Montreal based. This is because commercial agents usually don't have free access to the MLS database that those selling standard homes use to list their properties. This means that if you're trying to find information of a property that another brokerage is listing you will need to speak specifically with the agent in charge of that real estate to get the information you're looking for. This can be frustrating if you're trying to find a property on a tight timeline for one of your clients. There also isn't usually as much variety in commercial properties as there are with homes.
